Bournemouth's miles of golden sandy beaches are close by, as well as the very popular Sandbanks beach. Durlston Road benefits from being in a great school catchment area of Courthill First and Baden-Powell Middle school.

Situated in a prime location in the affluent area of Lower Parkstone, not far from the golden sandy beaches at Sandbanks is Number 1 Durlston Road, a very striking contemporary home that was beautifully designed and built for the current owners in 2005. "My brief to the architect who designed the house was to create a comfortable family home with a layout that would suit modern living, but most importantly I wanted the house as a whole to have a tremendous feeling of light and space," says the owner. "The design that he came up with is absolutely fantastic and ticks every single box."

"It was built to our exact specifications; we really wanted it to be tailored to our needs so the attention to detail was minute. For instance, we have 6'8" high doors, an extra wide staircase, double front doors, intelligent lighting systems and underfloor heating, to name a few. We also love the outdoors and in our spare time we go sailing, surfing or paddle boarding, and therefore we incorporated a large laundry room on the ground floor so we can come straight in and leave all the wet, sandy clothing in there. It's all these little things that I believe make a huge difference."

"The overall layout of the house has been designed with day-to-day family life and entertaining in mind, and it works incredibly well for both. The main living area has a very open feel, but we also have a large living room that can be shut off to create a more cosy-feeling space. There's also a really nice feeling of connection between inside and out, and I suppose one of the most notable features of the property, and one that has a huge impact on that overall feeling of light and space is the tremendous amount of glazing that has been used. The open-plan kitchen/diner, the living room and the master bedroom all have floor-to-ceiling windows and French doors that open out onto balconies, and we also have French doors that open out onto the back garden - which again has been designed with entertaining in mind. The house was built fifteen years ago, but in all that time we've not had to change a thing; in my opinion it's perfect in every way."

"Our favourite room would probably be the open-plan kitchen/diner. It's the hub of the home and not only very functional, but it's also a really sociable space. When we're entertaining we can open up the French doors and extend the space out onto the balcony and into the garden, and we can also push back the double doors leading into the living room. It's a great space for the family, but it really comes into its own when we're having a big get-together."

"Another standout feature of the property has to be the location. We have easy access to absolutely everything and it's a place where we've been able to enjoy a fabulous lifestyle. Only eight minutes away is the prestigious Parkstone Golf Club, which the whole family enjoy. We also have a great selection of shops and amenities close by, there are a couple of really good schools within walking distance, and on a whim we can go sailing, kayaking or for a quick swim down at the beach. We're also very close to the Isle of Purbeck and The New Forest. All in all, it's a really idyllic place to live."

"Down on the ground floor there's a lovely big room that has been very flexible in terms of its use. It's been soundproofed and there are no windows so it was originally used as a home cinema, but it's also been a games room and we're currently using it as extra storage space."

"What will I miss? Everything," says the owner. "This is not just an amazing family home, but it's a place where we've been able to enjoy a really outstanding quality of life."
